A late 18th century former farmhouse located close to the coast
This detached former whitewashed farmhouse sits within large private gardens and woodland on a hillside near Cardoness Castle, with hill walks directly from the door. Little Boreland is full of character and has caught the eye of many a passing artist, with its charming blue windows and separate dairy. It is an ideal holiday retreat from which to explore the Solway Coast with its sandy beaches and rocky coves. It is within walking distance of the town of Gatehouse of Fleet with shops, cafes, restaurants, the Country Style kilt making centre and the Mill on the Fleet Visitor Centre. The area offers walking opportunities with countryside, lochs and the Galloway Forest Park featuring cycle paths, walks, birds and other wildlife. There are many local attractions such as Cardoness Castle, Cally Gardens, and the Cream o’ Galloway for its adventure playgrounds and celebrated ice cream. Throughout the area are fishing, golf and watersports. Nearby are many attractive towns: Kirkcudbright, the artists’ town offering boat trips and art and craft shops; Castle Douglas, Scotland’s food town with many specialist shops and nearby Threave Castle and Gardens; Wigtown, Scotland’s national book town, and Creetown featuring the Gem Rock Museum. Shops, pubs and restaurants ½ mile.
Ground floor: Living room. Dining room. Kitchen with tiled floor. Separate toilet. First floor: 3 bedrooms: 2 double, separate staircase from kitchen to 1 single (also accessible through a double bedroom). Bathroom with shower over bath and toilet. Second floor attic: 2 twin bedrooms, both with beams and sloping ceilings, one with Velux.
Open fires in living and dining rooms (initial fuel inc). Oil CH and elec inc (£25pw Oct-Mar). Bed linen and towels inc. Freesat TV. DVD. DAB radio. Elec cooker. M/wave. W/machine. D/washer. Freezer. Lawned garden, sitting-out area and furniture. Ample parking. No smoking. NB: Unfenced pond and stream, 20 yds.

1st comment: Beautiful house and views. Very peaceful. The area itself has so much to offer, fantastic gardens to visit, castles, beaches etc. Great places to eat out, The Selkirk Arms, Kirkcudbright, The School House and many more. Can’t wait to go back. Oct 2011.
2nd comment: The location is out of this world; wonderful views. Red squirrels on the bird table morning and evening, fallow deer in the garden when all is quiet. Very comfortable, cosy house. None of us wanted to leave, we all felt so at home (9 in party). Aug 2011.
3rd comment: The property is set at the end of a long drive on the edge of a wood. The house is a mix of old and new with log burning fires in the dining and living rooms. The kitchen has all the mod cons of a modern property, fridge, freezer, cooker, dishwasher. The living room can only seat five, the dining room can seat nine. All things considered though it is an old property and the owners have made the most of what is available without losing the character of the house. A large barbecue would have been handy for the sunny nights. There is loads of exploring to do for children around the grounds which are deceptively large. Loads of wildlife. The property is a little gem, in an ideal location for exploring the areas castles, lakes, hills, rivers, widlife and more. July 2011.
4th comment: Very happy with our stay at Little Boreland. We had 3 generations with us - our 2 boys who loved the woods for den building, my husband and I plus our 2 mums who enjoyed sitting in the small conservatory watching red squirrels and deer in the garden. We loved the open fire each evening in the sitting room. Enjoyed the walk into Gatehouse of Fleet and excellent cakes at the Mill on the Fleet cafe. Very close to beach and wild hill country -perfect. June 2011.
