A lovely Victorian tenement flat situated in the heart of this popular seaside resort, just a minutes walk from the lovely sandy beach and promenade and close to the excellent amenities of the town centre. Portobello has lots to offer for a family holiday - the long, wide promenade has a selection of arcades and amusements, a leisure complex, children's playground, tennis courts and an indoor swimming pool with spa and sauna. The popular town centre has shops, supermarkets, pubs and restaurants with an excellent bus service into the city centre (3 miles). There is also easy access to the city by-pass and East Lothian coastline for recreational amenities including golf and fishing.
The flat is on the third floor of a red stone tenement with entry phone and refurbished stair and it offers good value for a small family. The compact interior has high ceilings and Georgian windows to create a light, airy and sunny aspect - it is not overlooked and has a south view over the rooftops to the countryside. Combining an attractive blend of modern and traditional furnishings, the flat enjoys a quiet and relaxing atmosphere. There is a shared enclosed garden to the rear and free street parking.
1 compact double and 1 twin bedroom, attractive lounge, modern galley kitchen, bathroom with shower over bath. Cooking by gas hob/electric oven, heating by electricity. Fridge/freezer/ auto washing machine, microwave, television with cable channels, telephone for incoming calls only. Bed linen can be hired to overseas visitors.

"not our nature to complain"
52 stairs up to the flat, no elevator , we had heavy bags. There is no second egress from the flat and no smoke alarm , we are used to those things , especially on the top floor. The idea of bringing our own sheets and towels was unusual , we take flats all the time and never did that before . Portobello is a unique community ,buzzing with local color and a genuine neighborhood feeling you don't find much anymore. Those who live there are lucky .

"Perfect location at Edinburgh's beach area"
Really nice, comfortable apartment 2 mins walk from the sea front and five mins from a variety of grocery shops inc. a co-op, restaurants and buses into Edinburgh center. The sandy beach was very clean and perfect for smaller children - even saw a seal close to. Small parks and greens nearby as well as a very nice, good value swimming pool. Top floor flat meant it was quieter (except when the nearby pub closed) with views across the roof tops and the communal garden was quiet, shady and pretty. Niggle - the fourth (truckle) bed was not as comfy and did not have a headboard so the pillows kept falling away. Suggestions - Have info in the details about all the facilities ie radio, where to get the electric key card topped up, recycling days or where to put recycling. Oh and the flat needs a tea strainer.
